How to easily add 10% to your sale price when selling

Selling an asset can make or break your equity position and the outcome can ultimately effect the rest of your life. A premium sale price will get you ahead and pave the way for future investment and financial freedom.


Before you read on it is important to recognise two very important behaviour and decision making traits of buyers. Firstly- buyers initially shop to eliminate properties that they don't like or cross them off the list rather than the other way around. This is a by-product of having less time and more options. Secondly- buyers will use all of their senses, not just sight, so it is important to make them feel good about your home.


Here are my top ten tips on how to easily squeeze every last cent out of the market when selling which wont cost an arm. Is your home already beautiful? Skip to the bottom.


1- Buyers look for discounts, eliminate any potential objections. These are obvious defects that can be easily seen at first glance. By repairing a crack, a faulty light, or a loose tile we are allowing the buyer to be able to inspect your home without stopping in every room to point out something that is broken.


2- Rule of thumb- Floors / Walls / Gardens. No matter where you look chances are it will be at a wall, a floor, or a garden. These spaces make up 90% of the property yet cost 10% of the value of a renovation. Start here


3- Paint the place. This will give it a fresh feeling, often make it lighter and all it may need is a single coat. Quarter strength lexicon matt is a popular choice for walls, use a shade lighter or darker semi gloss on the frames and trim, along with a ceiling white


4- Make sure your floors are fresh. Whether its a steam clean or a new floor, just make sure that your carpets are spotless and your timber floors are shiny. If you have dated tiles in living spaces, vinyl timber planks are easy, cost effective and look great


5- Pressure wash your outdoor areas and all external spaces and make sure the house is detailed cleaned on the inside


6- Give the gardens a once over or perhaps your balcony needs several pot plants


7- Pay attention to privacy. Have a look outside every window and in your back yard. If screening, lattice or plants can be used to provide privacy or hide unsightly neighbours or busy roads then make sure you do this before showing your home


8- De-clutter and professionally stage furniture if required. Staging can make a small home feel larger and an old home feel newer. Companies do partial staging


9- If your home is dated, it may feel to some buyers as being too much work, which is fine, however what if you could convert half those buyers into bidders at your auction with the smart use of new blinds, a few new light fittings or led lights, and new cupboard handles, or a vanity


10- Appeal to the buyers senses. When showing your home don't forget buyers don't just have eyes! Set the correct temperature, have some nice scented candles and play some nice soft music. Show the home at a time of day when it gets the most light, or if its on a main road not during peak hour.


Your home may already be lovely! Ok so there may not be such an obvious way to get that extra 10%! Think again. Use this to your advantage and stand out! You don't go to the trouble of looking a 10/10 on your wedding day only to take photos on an i-phone! Your property is a natural and will market well!
